WHAT EVERY SELLER SHOULD KNOW

With home prices recovering and interest rates still low, this may be the best time ever to sell your home. If you are serious about selling your home you will need patience, flexibility and patience.

Here are a few tips

When listing a home for sale your agent should make every effort to make an appointment well in advance of the showing. However there are times when a ‘walk in’ well qualified customer comes wants to look at homes immediately. Often a customer on scheduled home tour might determine that your property may be just the right one. 

Agree with last minute showings when you can. Time is money and buyers sometimes just can’t wait.

Your house should be ready to show at all times. Put away most of your personal nic-naks. You will need to pack them anyway when your home sells.  Buyers need to see themselves living in the house.

Sellers should not be present when the home is shown.

Pets should be out of the house during showings. Many people are allergic to dogs and cats or may be afraid of dogs. A barking dog inside a home, even in a kennel during the showing, is distracting

Avoid the urge to list high. If your property is priced too high, it will sit on the market and become shop worn. Buyers are savvy, one of the first things they ask is how long the house has been on the market.  

A home should be priced right at or just below market value in order to catch the ready, willing and able buyer.

Statistics show that if a home is properly priced, a seller should receive an offer within the first 12 showings.

Your real estate agent will give you a market analysis to show how homes sold in your area as similar to yours. This information should be a guide to valuing your home. Trust your real estate agent to be your pricing guide, they know the market.

Selling a house takes a while. Even after you get the offer signed and accepted it may take 45-60 days for the loan to process. It might take even longer if there are unexpected clouds on the title that need to be corrected.

With patience, flexibility, curb appeal, a good marketing plan and a good sales agent, selling your home should be a rewarding experience.
